How to buy a new-build apartment, step by step
Last updated:
Buying a new-build apartment involves more than choosing a floor plan. Set a budget, check the location and developer, review the contract and financing, then follow construction through handover.
Set your full budget
Include the property price, parking, finishing work, taxes, notary fees, bank charges and a reserve for unexpected costs. If you need a mortgage, seek an initial assessment before committing to a payment schedule.
Choose a location and apartment
Compare the daily journey, public transport, schools, green areas and the immediate street environment. Check the apartment’s usable area, layout, orientation, floor, storage and parking.
Check the developer and project
Review ownership of the land, the building permit, project documents, construction stage and technical specification. Ask which finishes and shared facilities are included in the price.
Review the contract and financing
Have a qualified professional review the preliminary contract, deadlines, payment milestones, change clauses and handover terms. Align the payment schedule with the bank’s conditions and your available funds.
Follow construction and accept the property
Keep copies of payments and documents. At handover, inspect the apartment and record any defects in writing. Confirm the status of the building’s commissioning documents before moving in.
