ERIA compared with new construction in Ovcha Kupel — what makes it different

Last updated:

Ovcha Kupel is one of Sofia's most actively developed neighbourhoods, with dozens of new projects at different construction stages, from small boutique buildings to larger complexes. This article explains where ERIA sits in relation to typical new construction in the area, making comparison easier for buyers considering several options.

What is typical of new construction in Ovcha Kupel?

Most new projects in the area are individual buildings or small complexes of one or two blocks, with 20–60 apartments, usually over four to eight floors. Prices vary widely, from around €1,700 to more than €2,400/m², depending on the construction stage, whether structural shell, Act 14 or Act 15/16, and proximity to the metro. Almost all are offered with no buyer's commission and an individual payment schedule.

What makes ERIA different?

Scale. ERIA is not a standalone building but the first phase of a planned neighbourhood of more than 500 apartments, a rarity in an area where most projects are separate, unconnected buildings. This means infrastructure developed over the long term, including parks, commercial premises and public spaces, rather than a one-off project.

An enclosed courtyard without cars. The complex is designed around a landscaped inner courtyard terrace between the two towers, inaccessible to vehicles. Few smaller projects in the area can offer this because of limited site size.

Financial backing. The project is financed by BACB, allowing mortgage lending from Act 14 on preferential terms, an advantage not guaranteed in smaller, independently financed projects.

A location close to the metro. ERIA is a four-minute walk from both Ovcha Kupel and Miziya/NBU stations, a combination few projects in the neighbourhood can offer.

Technical details. Reynaers windows with triple glazing, high-speed Otis lifts with a maximum waiting time of 60 seconds, and biometric access control are specifications above the usual standard in this segment.

What should you consider when comparing projects in Ovcha Kupel?

  • Construction stage — the price per square metre naturally rises as construction progresses from Act 14 to Act 15 and Act 16, so compare prices only between projects at similar stages.
  • Financing bank — whether a project has secured project financing directly affects how easy it is to obtain a mortgage.
  • Size of the complex — smaller buildings often lack their own infrastructure, such as parking, commercial premises and landscaping, while larger projects create their own environment.
  • Distance to the metro in minutes on foot, not just in a straight line on a map.
