Buying an apartment in Ovcha Kupel, Sofia — prices, infrastructure and who the area suits
Last updated:
Ovcha Kupel is one of the Sofia neighbourhoods that has changed most rapidly in recent years. Once a quiet, mainly residential area, it is becoming a preferred location for new construction in the southern part of the capital, with metro access, a nearby university and growing interest from buyers and investors. This article answers the questions people most often ask before deciding whether to buy an apartment here.
Where is Ovcha Kupel, and how do you reach the centre?
The neighbourhood is in southwestern Sofia, between the Ring Road and Tsar Boris III Boulevard, with views of Vitosha. Direct access to the Ring Road and the metro puts the city centre around 20 minutes away. Ovcha Kupel and Miziya/NBU metro stations serve the area directly, making it convenient both for living and for renting out a property.
What are new-build prices in Ovcha Kupel in 2026?
Prices vary by building, construction stage and distance from the metro. Most new projects scheduled for completion in 2026 range from around €1,700 to €2,000/m², while completed properties at Act 15/16 or more advanced construction stages reach and exceed €2,400/m². This has brought Ovcha Kupel into the same category as neighbourhoods previously seen as more prestigious, such as Manastirski Livadi and Krastova Vada, while remaining more affordable.
Why is the area attracting more buyers?
Three factors drive demand:
- New Bulgarian University (NBU) — thousands of students and lecturers create steady rental demand for small and medium-sized apartments, making the area a predictable choice for rental investment.
- Developing green infrastructure — alongside the existing Ovcha Kupel and Slavia parks, Sofia Municipality and the Bulgarian Academy of Sciences have approved an agreement for a new Kukuryak Park. The municipality has also committed to developing the surrounding street infrastructure in 2027–2029.
- Transport connections — the metro and proximity to the Ring Road provide quick access to the centre, Lyulin, Krasno Selo and the airport.
Who is Ovcha Kupel suitable for?
- Young families — thanks to green spaces, parking in new complexes, and nearby schools and kindergartens.
- Investors seeking rental income — supported by steady demand from students and young professionals around NBU.
- Buyers with budgets of up to around €250,000–€300,000 who want a new-build home with good infrastructure, without the prices of Sofia's more central and eastern districts.
